Under reforms to Fire Safety regulations, the NSW Government is making the fire safety standard AS1851-2012 - Routine service of fire protection systems and equipment mandatory.
The fire safety reforms were brought in to:
Reduce risks to life safety,
Reduce damage to property; and
Reduce the frequency and cost of fire safety defects.
The changes apply to all buildings.
As a building owner, you can prepare for the requirement to maintain essential fire safety measures in accordance with Australian Standard (AS) 1851-2012. The good news is, if you already have contracts with practitioners to maintain measures in accordance with AS1851-2012 - Routine service of fire protection systems and equipment, then no preparation is needed.
This affords you the peace of mind that you are keeping building occupants safe, your property is well protected, and you are minimising the cost of defects through well-maintained systems and equipment. It makes sense, right?! You also won’t need to worry about missing the deadline and receiving fines because everything is in control.
If your building's fire safety measures are not already being maintained to AS1851-2012, it’s okay, the standard is not mandatory until 13 February 2025. However, building owners will need to ensure that your systems and equipment comply with this standard by that date. It’s best not to leave it and be hit with unforeseen repair costs at the last minute.
